Home Loans That Understand Self-Employed Income
A self-employed home loan is not necessarily a different type of mortgage. The difference is how the lender verifies your income and decides what you can afford to borrow.

Working for Yourself Should Not Mean Missing Out
There is no separate home buyer grant just for self-employed Australians. The good news is that working for yourself does not automatically exclude you from the schemes available to other buyers.
Your eligibility will usually depend on factors such as your property ownership history, deposit, taxable income, citizenship or residency, property value and whether you plan to live in the home. You must also meet the participating lender’s credit and income-verification requirements.

Help to Buy can be combined with eligible grants, stamp duty concessions and the First Home Super Saver Scheme. However, it cannot generally be combined with another government guarantee, loan or shared-equity home buying program.

Tasmania | A $20,000 grant may be available for eligible new-home transactions commencing between 1 July 2026 and 30 June 2027. The previous established-home duty exemption ended on 30 June 2026. |

What Self-Employed Buyers Need to Consider
The Purchasing Name Matters
Many grants and concessions require the property to be purchased by individuals. Buying through a company, partnership or trust may make you ineligible, even if the property will be your home. Confirm the ownership structure with your broker, accountant and solicitor before signing a contract.
A Grant May Not Cover Your Upfront Deposit
Grant payment timing varies. You may still need your own funds for the contract deposit, conveyancing, inspections, loan costs and any difference between the purchase price and lender valuation.
Business Debts Still Count
Equipment finance, business credit cards, overdrafts, personal guarantees and ATO payment arrangements may affect your borrowing power. Lenders may also check that using business funds for a deposit will not leave the business short of working capital.
