WHAT FIRST HOME BUYER GRANTS AND SCHEMES ARE AVAILABLE?

The support available depends on where you buy, the type of property, its value and your previous ownership history.

A cash grant is different from a stamp duty concession, government guarantee or shared equity scheme. Some forms of support can be used together, but each has separate eligibility and occupancy requirements.

Australia-Wide Support

Australian Government 5% Deposit Scheme

Eligible first home buyers can purchase with a deposit from 5% without paying LMI. Eligible single parents and legal guardians may qualify with a deposit from 2%.

There are no income caps or waiting lists, but property price caps, participating lender requirements and standard credit criteria still apply. The scheme was formerly known as the First Home Guarantee.

Australian Government Help to Buy

Help to Buy is a shared equity scheme requiring a minimum 2% deposit. The Australian Government may contribute up to 30% towards an established home or 40% towards a new home.

Income limits, property price caps and annual place limits apply. Because the government owns a proportional share, it will also share in any increase or decrease in value when that equity is repaid.

First Home Super Saver Scheme

Eligible buyers may release qualifying voluntary super contributions and associated earnings to help fund a deposit. Current contribution limits are $15,000 per financial year and $50,000 in total per person.

No transfer duty on eligible new or established homes up to $800,000, with a concession above $800,000 and below $1 million.

Victoria

$10,000 for an eligible new or never-occupied home valued up to $750,000.

No duty up to $600,000 and reduced duty from $600,001 to $750,000.

Queensland

$30,000 for an eligible new home valued below $750,000.

No duty on eligible established homes up to $700,000, with a concession below $800,000. Eligible new homes and vacant land may receive a full duty concession.

Western Australia

$10,000 for an eligible new home. Value caps are $800,000 south of the 26th parallel and $1 million north of it.

No duty on eligible homes up to $600,000, with a concession to $800,000. Separate vacant-land thresholds apply.

South Australia

Up to $15,000 for an eligible new home, with no property value cap for contracts from 6 June 2024.

Full duty relief may apply to eligible new homes and vacant land used to build a principal residence.

Tasmania

$20,000 for eligible new-home transactions commencing from 1 July 2026 to 30 June 2027.

The temporary established-home duty exemption ended on 30 June 2026.

Australian Capital Territory

The First Home Owner Grant is no longer available.

Eligible buyers can pay no conveyance duty on homes or vacant residential land. From 1 July 2026, no income or property value caps apply.

Northern Territory

$50,000 for an eligible new home, with no purchase-price cap. Eligible contracts can be signed until 30 September 2027.

A separate stamp duty exemption may apply to qualifying house and land packages.
