Buying your first home is exciting, but the process can feel unfamiliar from the outside. There are new terms, tight deadlines and several professionals involved before the keys finally reach your hand.

Breaking the journey into clear stages makes it much easier to know what should happen next.

Start With Your Numbers

Before searching property listings, work out what you could comfortably afford to buy and repay.

Your starting position should include:

  • Your available deposit

  • Estimated borrowing power

  • A comfortable monthly repayment

  • Existing debts and credit limits

  • Upfront purchasing costs

  • Savings left after settlement

Your borrowing limit and your personal budget are not necessarily the same number. Leave room for council rates, insurance, maintenance and a life outside the mortgage.

Eligible buyers may be able to use an Australian or state government home-buyer program. These schemes have different income limits, property caps, deposit rules and availability, so check the current criteria rather than assuming you qualify.

Get Pre-Approval Before You Shop Seriously

Home loan pre-approval gives you an indication of what a lender may be prepared to lend, subject to conditions. It can help you set a clearer property range and approach inspections with more confidence.

Pre-approval is not final approval. The lender may still need to assess the property, recheck your finances and confirm that its criteria are met.

Avoid taking on new debt, increasing credit limits or making major employment changes without first understanding how they could affect the application.

Choose the Property Carefully

Once you find a home, look beyond the styling and auction-day emotion.

Research comparable sales, review the contract with a conveyancer or solicitor and arrange appropriate building, pest or strata checks. Ask about ongoing costs and consider whether the property still works if your circumstances change.

After a contract is signed, the lender generally completes its remaining checks, which may include a valuation, updated documents and any outstanding approval conditions.

Final Thoughts

The first-home journey becomes far less overwhelming when the finance is prepared before the property search becomes serious.

Prestige Finance Brokers can assess your position, explain suitable first home loan options and manage the application from pre-approval through to settlement.

General information only. Government schemes, lending criteria and eligibility can change. Pre-approval does not guarantee final approval.
